There is a lot involved with a commercial build-out. It is important that you know what you are getting into when you when decide to embark on this journey. Knowing what all the different phases are, can help you prepare for the process and make the process much more enjoyable. My-General Contractor is here to talk about what all the phases of the commercial build-out process look like so you can plan for yours.
Phase One: Commercial Design
Designing your commercial build-out may seem like an overwhelming ordeal. However, if you have the right professionals you are working with, it can be one of the most exciting parts. You will come up with a design and blueprints for the project during this phase. Make sure you are keeping functionality in mind when you are making plans for your build-out. During this phase, you can also look into the most energy efficient ways to accomplish our goals for the project.
Phase Two: Build Out Plan Approval
You will need to make sure that your plans and blueprints for the project meet all codes and comply with all of the city regulations that are in place. If you are working with the right contractor, they should have connections to make sure this part of the project goes off without a hitch. Keep your city-planning aspects in mind as you look for the approval that you need.
Phase Three: Building Permits
There will likely be special permits that are required for your build-out project to be completed. Again, this is something that your contractor will have under control, but it can help to have an understanding of what permits are needed for your project to be completed. Sometimes, special permits can cause delays in the project, but with the right planning, you can usually get them when you need them.
Phase 4: Materials
There is likely a large variety of materials needed to get your build-out completed. There are certainly ways that you can cut corners and use cheaper materials to get the job done. You need to know that there can be danger in doing this as well. You usually get what you pay for, and it will always be worth the extra cost to use high quality materials to complete your build-out.
Phase 5: Construction
This is the best part. You finally get to see your plans come to fruition. The process of construction has a few phases within it as well. You will first go through the foundation installation, then to the mechanical installation, then to roofing installation and finally the finishes. It can be an awesome process to watch it all come to life.
